100 Avenue Road Construction
Arada (formerly Regal) is pleased to share that construction is now underway at 100 Avenue Road, Swiss Cottage.
Works commenced in March 2026 and are expected to be complete by mid-2028, weather and site conditions permitting.
The development is being delivered in accordance with the approved Construction Management Plan (CMP), which sets out the measures in place to manage construction activities and minimise impacts on the local community, including traffic, noise, air quality, dust and the protection of local amenities.
The CMP confirms that Avenue Road will remain the primary construction access route throughout the works, with no construction access from Eton Avenue. You can view the CMP here. Construction activities will be closely monitored by Camden Council’s Site Planning Inspectors and other nominated officers.

Construction Working Group
The CWG is designed to provide a forum for residents and stakeholders to receive updates, ask questions, and share feedback about the construction programme.
The next group will take place at 6pm, Monday 14th of September 2026, in person at the Swiss Cottage Community Centre.

Our development will deliver
The approved development of 100 Avenue Road will provide a range of benefits for the local community, and will deliver:
- 251 new homes in a sustainable location close to public transport links, and local shops and services.
- 37% critically needed affordable homes to be managed by registered provider Clarion Housing.
- An attractive design that uses brick reflect the surrounding area.
- A development that meets the latest fire safety legislation with the inclusion of additional stairwells.
- A more environmentally sustainable development that seeks to deliver a gas-free, net zero scheme with low energy demand.
- A community-driven approach to public open spaces and landscaping, including new multifunctional outdoor spaces, different seating areas, an area for play and rooftop amenity spaces, as well as extensive tree planting and greening throughout the development, providing opportunities for biodiversity.
- New employment opportunities throughout construction and future commercial premises alongside significant investment and expenditure in the local area during construction and following completion.
