We are committed to keeping the community informed throughout construction. This page provides clear answers to frequently asked questions raised about the redevelopment of 100 Avenue Road, including construction activities and overall project updates.

As construction progresses, these FAQs will be updated to reflect the latest information, project milestones and construction activities.

What’s happening on site right now?
Since March 2026, the team has been preparing the site for the main construction phase, including highway works, installation of site hoarding, and the creation of an internal haul road. Basement works have commenced and are due to be complete by the end of September 2026.

When will construction be completed?
Main construction restarted in March 2026. The building will start to rise above ground in Autumn 2026, with completion expected in Summer 2028. We will keep the community up to date as the works progress.

What is the construction working hours?
Noisy works are restricted to Camden’s standard working hours (8am–6pm weekdays, 8am–1pm Saturdays).

When is the next Construction Working Group (CWG) meeting?
CWG meetings are held on the 2nd Monday of each month.

The next meeting will take place at 6pm, Monday 14 September 2026, in person at the Swiss Cottage Community Centre.

How will construction be managed?
Construction activities on site are guided by the approved CMP which sets out the measures in place to minimise impacts on neighbours and the wider community, including traffic movements, noise, air quality, dust monitoring, and the protection of local amenities and public spaces.

Construction activities are being closely monitored by Camden Council’s Site Planning Inspectors and other nominated officers. You can view the approved CMP here.

How will construction impacts including noise, dust and vibrations be monitored?
Monitoring equipment is in place around the site and is reviewed regularly. Results are shared through CWG meetings and regular updates.

Additional dust and noise monitors have been installed along the boundary with the play area in response to resident feedback.

How will construction traffic affect local roads?
All construction vehicles will use Avenue Road only. There will be no access via Winchester Road or Eton Avenue, and traffic marshals will be in place to manage safe movements.

Is pedestrian access still open?
Yes. The pavement between the site and Swiss Cottage Library will remain open. A 2.3 metre wide walkway is being maintained, with lighting added to keep it safe and well lit.

Are the cherry trees in Parklands being removed?
No. The cherry trees will not be felled. Root protective measures have been installed to ensure the trees are safeguarded.

Has the planning permission changed?
Yes. Following approval of our application in 2025, The Winch made the decision to not move into the community space that was to be provided on-site.

As a result, we submitted an application to Camden Council to amend our permission to reconfigure this space to increase the amount of affordable housing provided. We also updated the affordable housing to form 100% social rented accommodation and some minor layout and design changes. These plans were approved by the Council’s Planning Committee in March 2026.
